    • Light switch at either end of the stairwell
    • Handrails
    • Spindles
    • Steps
    • Platform size before and after stairs
  • Fireplace

    In general this is what we look for
    • Inspecting the chimney
      • Chimney height
      • Rain cap and spark arrestor
      • Wood damage or missing mortar
      • Levelness
      • Proximity of trees
      • Cricket
    • Inspecting the firebox
      • Damper
      • Cracks in the firebrick
      • Area between the hearth and firebox are sealed
      • Creosote buildup
      • Hearth extension size
      • Gas logs set properly to prevent carbon monoxide build up
      • Gas leak
  • Porches, Decks, Carports

    In general this is what we look for
    • Properly supported
    • Damaged, loose, or deteriorating steps
    • Spindles
    • Handrail
    • Guardrail

Electrical

  • Service Entrance and Panels

    In general this is what we look for
    • Wire type (Copper or Aluminum)
    • Box amperage (the box amperage must be greater than the main disconnect amperage)
    • Main disconnect amperage
    • Wire gauge
    • Type of system (knob & tub, two wire, or three wire)
    • Anti-oxidant gel present on Aluminum
    • Ground and neutral on separate bus bar
    • Adequate drip loop
    • Proximity of trees over the service line
    • Debris in the box
    • Location of the box (Closet, Outside or Garage)
  • Branch Circuits

    In general this is what we look for
    • Overheating switches
    • GFCI protection within 6' of water
    • Exterior receptacles are weather tight
    • Damage switches or receptacles
    • Open ground on the receptacles
    • Wired properly
    • Fixtures installed properly
    • Globe installed over light fixture in closets
    • Smoke alarms

HVAC

  • Heating Equipment

    In general this is what we look for
    • Adequate equipment service platform size
    • Location of gas shutoff valve
    • The integrity of the heat exchanger
    • Flame discoloration
    • Excessive scaling
    • Soot build-up
    • Debris around burners
    • Evidence of flashback or flame rollout
    • Flue terminate location
    • Flue connection
    • CO levels below 400ppm
  • Cooling Equipment

    In general this is what we look for
    • Tonnage of the compressor
    • Amperage tied to the compressor
    • Age of the compressor
    • Condition of the compressor
    • Compressor level
    • Foliage at or around the compressor
    • Refrigerant lines insulated, damaged, or missing
    • Debris, rust or leaks in the auxiliary drain pan
    • Drain line terminate location
    • Integrity of the air filter
    • Temperature differential
    • (NOTE) We will not test the AC if the outside temperature is below 60 degrees. Running the AC when it is below 60 will cause inaccurate readings on the temperture differential.

    • Missing insulated
    • Air Leaks
    • Loose fittings
    • Separation
    • Damage Ducts

Plumbing

  • Plumbing Supply System

    In general this is what we look for
    • Location of the water meter
    • Static water pressure
    • Commode, bathtub and all fixtures
    • Hot and Cold connected correctly
  • Drains, Waste, and Vents

    In general this is what we look for
    • Vent location
    • Drain lines and plumbing vents are properly supported
    • Damaged or disconnected lines
  • Water Heating Equipment

    In general this is what we look for
    • Age of the unit
    • Is it gas or electric
    • Location
    • Capacity
    • Drain pan
    • Drain line and TPR (Temperature Pressure Release) value drain to the exterior of the house
    • TPR drain line slopes down
    • TPR drain line made of CPVC or Copper
    • Water heater elevated
    • Water lines have dissimilar metals
    • Is there water damage
    • Corrosion on the connections
    • Gas leak
    • Water leak
    • Shut off valve on the cold water supply line
    • Vent to the exterior
    • Flue type (single or double wall)
    • Vent pipe property mounted
    • Water heater closet door sealed
    • CO levels below 200ppm
  • Hydro-Massage Therapy Equipment
